Updated October 2026

Small-town Utah buyers often have more financing possibilities than the down payment alone suggests. In Nephi, Ephraim, Manti, Delta, Beaver and Kanab, Slickrock Skylight starts with three practical questions: Is the address eligible for the intended program, does household income fit, and can the property meet the lender's construction and title requirements?

Zero down does not mean zero cash planning

USDA purchase financing can eliminate the down payment for eligible primary-home buyers. Household income limits, repayment ability and property eligibility still apply. Closing costs, prepaid insurance, tax escrows and inspections need a funding plan even when the down payment is zero.

Seller credits or other permitted financing arrangements may help, but they should be negotiated and documented rather than assumed. Compare the total payment, including applicable program fees, against conventional and FHA alternatives.

The Consumer Financial Protection Bureau explains how to compare mortgage disclosures. Use the closing cost estimator to separate settlement expenses from the down payment and identify the cash reserve you want after closing.

Manufactured housing requires more than a listing label

Manufactured, modular and site-built homes are not interchangeable underwriting categories. Before paying for an appraisal, identify the construction type and the documentation available.

A manufactured home on leased land follows a different path from an eligible home permanently attached to owned land. USDA and FHA eligibility also depends on their respective requirements; rural location alone does not settle the question. Check the FHA county framework through HUD FHA Mortgage Limits.

Compare assistance with long-term affordability

Utah Housing Corporation offers FirstHome, HomeAgain, Score and NoMI options, including qualifying down payment assistance of up to 6% as a 30-year second mortgage. Compare the combined monthly obligation rather than treating assistance as a grant.

For qualifying newly constructed homes, eligible first-time buyers may also investigate the $20,000 SB 240 zero-interest loan. Confirm funding availability and whether the specific home and financing structure qualify before counting on it.

Finally, check the primary residential exemption and budget for Utah's November 30 property tax due date, whether taxes are escrowed or paid directly. Request a home loan quote with the exact address and property type to turn a broad rural-program search into a workable purchase plan.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
