Utah Housing Corporation FirstHome, HomeAgain, Score and NoMI Loans in 2026 — Slickrock Skylight
Updated October 2026
Down payment assistance can help a Utah buyer close sooner, but the useful comparison is the total payment and remaining cash after closing. Utah Housing Corporation’s FirstHome, HomeAgain, Score, and NoMI programs offer different routes into homeownership. Start with household eligibility and the property, then compare the financing structure rather than choosing by program name alone.
Understand the four program paths
FirstHome generally focuses on qualifying first-time buyers, with specified exceptions. HomeAgain can serve eligible repeat buyers as well as first-time buyers. Score addresses a different credit eligibility profile, while NoMI provides a conventional pathway without monthly mortgage insurance under its program structure.
Each option has its own credit, income, purchase-price, and underlying mortgage requirements. A household that fits one program may not fit another, and lender requirements can affect the final approval.
- Confirm whether prior ownership affects your eligibility.
- Ask which household income counts toward program limits.
- Identify the underlying loan type and occupancy requirements.
- Compare interest rates, mortgage insurance, and assistance payments together.

Treat assistance as part of the debt structure
UHC assistance can reach 6% through a 30-year second mortgage, subject to the applicable program’s terms. It is not automatically a grant or free equity. Ask for the assistance amount, interest rate, monthly payment, and repayment treatment when selling or refinancing.
The separate Utah First-Time Homebuyer Assistance Program offers a $20,000 zero-interest loan under SB 240 for eligible purchases of newly constructed homes. Confirm current funding availability, purchase-price restrictions, reservation procedures, and repayment triggers. Do not assume it applies to an existing home or combines automatically with every UHC option.
A smaller cash requirement can still produce a higher monthly obligation. Compare an assisted purchase against saving longer or making a different down payment using the monthly payment calculator.
Build a Utah-specific closing budget
Allow for earnest money, inspections, prepaid insurance, and escrow funding even when assistance covers much of the down payment. The closing cost estimator helps organize those separate costs.
Also verify primary-residence tax treatment: Utah’s 45% exemption generally leaves 55% of eligible residential value taxable. For a home with a basement apartment, ask whether documented rental income is permitted under both the mortgage and assistance rules. Assistance eligibility and rental-income eligibility are separate approval questions.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
