A Silicon Slopes compensation package can look substantial while producing less qualifying mortgage income than expected. Restricted stock units, commissions, contract revenue and business distributions each require different documentation. Underwriting evaluates income that is supported, stable and likely to continue, rather than simply adding every deposit appearing in a bank account.

Separate salary, equity and variable pay

Base salary is usually more straightforward to document than bonuses or equity compensation. RSU treatment depends on the mortgage program and lender, including vesting history, receipt, stock valuation and expected continuation. An unvested grant is not automatically qualifying income, and a strong stock price does not replace an acceptable earnings history.

Commission income also requires trend analysis. A recent promotion or one exceptional sales quarter may not justify using the latest month's earnings for an entire year. Declining income can require additional explanation or a more conservative calculation.

Prepare a compensation package containing:

Avoid counting the same stock proceeds both as recurring income and as unrestricted closing assets without the lender's review.

Turn business revenue into qualifying income

For a self-employed borrower or 1099 salesperson, gross receipts are not equivalent to personal qualifying income. Underwriters examine tax returns, business structure, ownership, expenses and income trends. They may also request year-to-date financial statements and evidence that using business funds will not damage operations.

Some documented noncash expenses may receive adjustments under program rules, but not every deduction can be added back. A large business bank balance also does not establish sustainable personal earnings. Review the documentation requirements early with the lender; Utah Housing Corporation assistance programs still require acceptable repayment qualification.

Handle rental income and loan size separately

Along the Wasatch Front, accessory apartments and internal ADUs commonly enter mortgage discussions. Their projected rent is not automatically usable. Program eligibility, legal use, appraisal support, leases, rental history and applicable income adjustments can determine whether any rent qualifies.

For larger purchases, the 2026 baseline conforming limit is $832,750, with county-specific high-balance options. Read the high-balance and jumbo comparison before assuming a higher loan amount requires the same income treatment.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
