Updated October 2026

Your Utah Real Estate Purchase Contract can keep moving toward closing while your loan file is still missing an appraisal, insurance approval or final underwriting condition. Protecting earnest money requires tracking the signed contract’s deadlines and notice requirements, not simply telling the loan officer that financing feels uncertain.

Turn the signed REPC into a working calendar

Start with the executed agreement and every addendum. Utah REPC transactions commonly identify seller disclosure, due diligence, financing and appraisal, and settlement deadlines. The applicable cancellation rights depend on the language selected and any negotiated modifications.

A verbal assurance that the seller is flexible does not replace an executed extension. Likewise, a preapproval letter does not establish that the property, borrower and final loan terms have cleared underwriting.

Resolve loan-size and appraisal questions early

For 2026, the baseline conforming loan limit is $832,750 in most Utah counties. High-cost limits reach up to $1,249,125 in Summit and Wasatch counties. County-specific high-balance and FHA limits also matter across Salt Lake, Tooele, Utah, Davis, Weber, Morgan, Box Elder and Washington counties; conventional and FHA schedules are not interchangeable.

Check FHFA Loan Limits and HUD FHA Mortgage Limits for the property’s county and unit count. A loan above the applicable conventional limit may require jumbo financing with different reserves, documentation and approval timing.

A low appraisal can create a cash gap, a renegotiation or a potential contractual cancellation option. It does not automatically mean your deposit is refundable under every contract. Ask for the appraisal promptly and compare its result with the actual contingency language.

Make the final decision before the clock expires

Before the financing and appraisal deadline, request a concrete status report: remaining conditions, approved loan amount, estimated cash to close and unresolved property issues. Accessory apartment income along the Wasatch Front may require lease documentation, appraisal support and program-specific eligibility review; projected rent is not automatically qualifying income.

Use the closing cost estimator to organize cash requirements, then request a personalized mortgage review. If solar financing appears in the title work, use our solar UCC filing guide before it becomes a last-minute closing obstacle.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
