Updated October 2026

A townhome advertised as nightly-rental approved in St. George, Park City or Garden City/Bear Lake still needs three separate reviews: legal rental use, project eligibility and mortgage occupancy classification. Permission to host vacation guests does not automatically make a property eligible for second-home financing.

Verify the address, project and operating rules

Check the property’s exact jurisdiction and parcel. A resort-area address, neighboring vacation rentals or an agent’s marketing description does not prove that nightly rentals are permitted for this unit.

Mandatory rental pools, hotel-style operations and certain management arrangements can affect conventional project eligibility. Townhome appearance alone does not resolve those issues. Review these documents before your REPC financing and appraisal deadlines.

Match financing to actual use

A genuine second home must satisfy the selected program’s occupancy and control requirements. A property acquired principally for rental income generally calls for investment-property financing. Do not describe an investment purchase as personal vacation use merely to obtain a lower rate.

Rental-income qualification also varies. Some loans use documented leases or appraisal rent schedules; specialized investor products may evaluate property cash flow differently. A seller’s peak-season revenue screenshot is not equivalent to lender-approved qualifying income.

The 2026 conforming baseline is $832,750 in most Utah counties, with high-cost limits reaching up to $1,249,125 in Summit and Wasatch. Washington County has its own applicable county limits, while Bear Lake properties require checking the actual county and state. Verify the address against FHFA Loan Limits, not a nearby resort’s limit.

Budget taxes and seasonal carrying costs

Utah’s 45% primary residential exemption generally does not apply to nonqualifying second homes or nightly rentals. Taxing 100% rather than 55% of market value creates an approximately 82% larger taxable base at the same rate.

Review Utah State Tax Commission Property Tax guidance and build a conservative budget with the monthly payment calculator. Include association dues, insurance, utilities, cleaning, management, licensing and vacancy. Compare today’s rates using the correct occupancy category. An approved rental location can still be a weak investment if winter vacancies or association costs absorb the projected margin.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
